A long-term stake in Tauranga community
Zariba Holdings and G.J.Gardner recently teamed up at the Terrace Views residential development to rise funds for the local Papamoa surf club.

The face of Tauranga is changing and Zariba Holdings is proud to have played a significant part.
The property development and investment company, which was started in 1986, has been involved in a number of residential, commercial office, retail and industrial projects in the local region.
Today company managing director Dwayne Roper, heads the company started by father Tom who had previously owned a nationwide roofing company but saw development opportunity in Tauranga.
One of the first projects the company undertook was Goddard shopping centre in the CBD.
“Our point of difference is that we are small and nimble yet are not afraid to take on large projects,” he says.
Zariba covers most aspects of the commercial property development and investment process, from site selection and purchase, design, leasing, project management, and property management and sales.
Zariba focuses on long-term property investment with a preference for retaining ownership of the buildings and land it develops or purchases.
It has also been involved in a number of successful joint venture partnerships in larger development projects over the years.
The company relies on high quality teams of mainly local consultants and contractors.
This allows Zariba to make well-informed decisions quickly, says Dwayne, as well as the feel good factor of creating local employment opportunities and giving something back to the community.

Located in Papamoa, Terrace Views has been a 3 ½ year project for Zariba and will consist of 448 houses in total once finished.

“We have built good relationships with our team of local consultants and contractors over the years, which has made for high quality end results.”
This is further emphasised with the company’s charity work and Zariba in conjunction with the Hillsdene Charitable Trust has been supporting numerous charities for many years.
The Hillsdene Charitable Trust was established by Tom and Sue Roper in 1987.
Zariba has provided significant assistance to Hillsdene Charitable Trust by way of management and investment services since the Trust’s inception.
A recent project fitted in well with the company’s Terrace Views residential development, donating a section to assist the building of the new local Papamoa surf club.
Teaming up with G.J. Gardner, who built a house on the site, it was then sold with the funds donated to the surf club project.
“Terrace Views is located near Papamoa beach and the surf club does a great job of caring for the area and protecting those who live there,” explains Dwayne.
“Being a local business it’s important to us to give back to the local community and continue to enhance our reputation for delivering high quality projects to the region.”
The final stage of Zariba Holdings’ Terrace Views development is nearing completion.
Located in Papamoa, Terrace Views – which has been a 3 ½ year project for Zariba – will consist of 448 houses in total once finished.
The final stage, due for release the beginning of August, will deliver the last 50 sections to the market of 300-580 square metres.
Dwayne says although the Tauranga market has quietened from the peak of the property market it has remained steady with strong interest, particularly as a shortage of residential sections available is on the horizon.
He says that Terrace Views has been aimed at young families and includes a park, playground, pond, native wetland plantings, walkways and cycleways.
A childcare centre has recently been built within the development and construction of a new primary school is due to commence on land adjacent to Terrace Views within the next 12 months.
In addition, Terrace Views has good access to the new motorway making transit to Tauranga city speedy.
Zariba is the land developer, selling to primarily local group building companies who are offering the public house and land packages.
With Terrace Views nearing completion Zariba now has its sights set on the CBD where Dwayne says numerous development opportunities have been identified.
The company is also working on a medical centre in the Te Puna commercial sector and a 5000 square metre warehouse with 500 square metre office/showroom in Tauriko, with space available to lease in both of these high-quality developments.
