Nestled in the southern quarter of Hamilton, Southridge Estate is a collection of high quality two-bedroom duplexes built using a unique prefabricated pre-insulated panelling system derived from Australia known as Force 10.
Joshua joined Ultimate Developments four years ago. When Business Central met Joshua and visited one of what will eventually be 26 duplexes work on the site was progressing well.
The meeting gave Joshua an opportunity to explain in detail just how revolutionary the Force 10 building system is and to share the direct benefits building in this way provides home-owners.
“This is a modular system using galvanised steel frames, trusses and prefabricated wall panel units that lock together seamlessly,” Joshua says. “The panels come pre-insulated from the factory for better efficiency on site and a better insulated end-product.”
The result is an efficiently built, extremely strong and healthy structure with insulation which measures to an average rating of R3.2 on both interior and exterior walls.
Given the steel framing, organic compounds that can fix themselves to standard timber framing over time, cannot grow, making the homes extremely safe and comfortable for those carrying allergies.
From a builder’s perspective, the panelised nature of Force 10 allows for a house to be closed in very quickly and with a project like Southridge Estate brings economies of scale and cost savings that can be passed on to purchasers. The Force 10 system provides superior strength when compared to conventional building systems, Joshua says.
The system is designed to withstand winds of up to 300kp/h and earthquakes of magnitude 8 on the Richter scale.
The system has been tried and tested in over 30 countries and has stood up to some of the world’s harshest weather conditions.
At Southridge Estate, three layouts, Te Kawa, Kakepuku and Pirongia, are offered in the large, peaceful crescent shaped development.

While configured in different ways and peppered throughout the estate to make best use of the sun and site, each home has two double-bedrooms, one bathroom and an internal access single garage.
Inside a 2.7 metre stud creates a sense and feel of space. Each home has its own private courtyard area, separated from its neighbour with clever use of wooden fencing panels.
“We originally thought these homes would be sought after by existing home-owners wanting to scale down to a smaller home and free up capital.
“While this segment of the market continues to show interest, we’ve discovered is that, priced at $550,000, they are being snapped up by young couples looking for a high-quality and low maintenance first home at an affordable price point.”
Each home is on its own freehold title while covenants have been designed to ensure the look and feel of the community continues to be retained.
Ample space has been allowed for additional street parking and communal spaces where neighbours can meet through the use of a beautifully landscaped centre strip. Every home is also prewired for fibre internet and smart televisions.
Site work on the Yanicks Crescent are well advanced with 26 homes now complete and and many already occupied. Sales have progressed well with some homes still remaining on the market and a potential for another 10 to be build.
Also on offer are four ‘disability friendly’ homes which are modified slightly to make life easier for people with mobility issues.
Alongside this subdivision Ultimate Developments is also engaged in large-scale housing developments in Christchurch and New Plymouth and has also completed other projects in Hamilton.
