Design reflects Remarkables outlook
Triple Star Management managed the construction of Bayleys Queenstown’s new head office at Five Mile. Around 40 Bayleys’ staff, including agents, occupy the 501 square metre ground floor which provides offices, auction and meeting rooms.

Bayleys Queenstown’s new head office at Five Mile is an iconic new building which reflects its spectacular mountain backdrop.
Designed by Ignite Architects from Auckland, the building commands a prime corner site on a main thoroughfare overlooking Hawthorn Drive and the new ‘Main Street’, which is still under construction.
Inspired by views of the Remarkables mountains and the Crown Range the ‘sawtooth’ roof emulates a series of mountain peaks covered with snow, said Ignite director Grant Armstrong.
“Developed in close consultation with Bayleys, the design befits the landmark location and provides an ideal home for their Queenstown head office.” “While contemporary in nature, the development is in keeping with the local area.
Inspiration was taken from the site’s spectacular views to the surrounding mountain ranges when designing the ‘sawtooth’ roof, which is supported by building elements that are a textural mix of robust and durable materials that will endure the extreme local conditions,” said Armstrong.
The building’s design is a blend between the industrial zone to the east and the high-density residential and commercial zone to the west.
The requirement for open plan spaces with minimal structural interruption and fully glazed elevations presented significant challenges, said project manager Mark Davies of Queenstown’s Triple Star Management, who managed and constructed the building.
Substantial concrete foundations and tonnes of reinforcing steel were needed to hold up the significant large-span steel frames in the walls and ceilings accommodating the open-plan office environment. A mixture of typical commercial and industrial building materials reflect the character of the area.
These include the grey standing seam roof and wall cladding, timber-cladded soffits, dark aluminium composite panels and board-formed precast concrete.
Wire trellising on the northeast elevation will allow for vines to grow up the façade over time, softening the elevation, he said.

David Bayley, one of the principals and owners of the building, said Triple Star had done a great job, being very communicative and engaging throughout the process, and he was very pleased with the outcome.
Triple Star Management’s portfolio includes projects at Closeburn, Wyuna, Bob’s Cove and Blanket Bay.
The company has a diverse range of staff, including over 40 site-based construction professionals (foremen, carpenters, apprentices, hammer-hands and labourers) and 11 full-time professionals in their Queenstown office.
Bayleys Realty Queenstown executive director Stacy Coburn said the opening of Bayleys House represented a strategic business opportunity with increased staff, growing real estate market and a “distinct shift” in business towards the Frankton Flats area.

The company still maintains its original downtown Queenstown office presence in Shotover Street.
Coburn said fitting out of the upper fl oor of Bayleys House was still being completed but it would be tenanted by solicitors Cruickshank Pryde and one other business still to be named.
The building’s design was a blend between the industrial zone to the east and the high-density residential and commercial zone to the west, and it positioned Bayleys’ brand firmly in the market place, said Coburn.
Its prime corner location on the main thoroughfare and adjacent to the Remarkables Residences development was advantageous, as Bayleys has exclusive agency rights for selling the 225 townhouse lifestyle and investment properties.
