House design has the best of both worlds
The 340 square metre home in Auckland’s One Tree Hill blends the best of traditional and modern design.

Residential building specialist Structured Builders is in the process of completing a home for a client that blends the best of traditional and modern.
Located at Auckland’s One Tree Hill, Structured Builders director Colin Walsh says that the client had been looking for a home in the area to renovate to meet their needs for some time before eventually deciding to buy an existing home and demolish it in order to build their dream home.
Designed by Buildology, the 340 square metre home offers three bedrooms, an ensuite and bathroom upstairs and a bedroom, ensuite, open plan living/dining/kitchen area, laundry and double garage downstairs. The home is complete with a large alfresco portico and swimming pool.
Traditional in style to fit in with homes in the surrounding area, the home is clad in timber bevel back weatherboard with boxed corners, scribers and window facings.
Special features inside include oak flooring, a Matisse kitchen and an open raking ceiling with skylights, which had to be cut by hand.
The home comes with all the modern comforts such as full insulation, double glazing as well and a roof by Asphalt Shingle Roofing. Colin says a major challenge was discovering part of the area dedicated to the swimming pool was on volcanic rock.
This meant two weeks digging work with a 14 tonne rock breaker and a redesign of this part of the build. Reprogramming was necessary to stay on schedule and so the build was undertaken front of site to back while the team was awaiting the consents for the revised swimming pool plans.
Colin says the build is indicative of the team’s ability to be flexible and adapt to changing project conditions.
The 12 month project is due for completion early 2019. “Despite any challenges thrown at us we can think on our feet and adapt accordingly to get the best result for the client,” says Colin.
His background was also no doubt useful on this traditional style build. Hailing originally from Luton, England, Colin is a Licensed Building Practitioner with over 15 years experience in the building industry.
He started his apprenticeship in New Zealand and worked on a variety of architecturally designed homes all over Auckland.
He also has experience working in London where he oversaw several large scale building projects including central London basement dig outs and the redevelopment of a North London church into a family home.
Heading back to New Zealand to start a family he started Structured in 2014 and focuses exclusively on high-end residential projects – new builds and renovations. Colin works with a trusted team who likewise value quality workmanship, honesty and reliability.
