High standard of living in perfect location

Following the success of its Garden City Helicopters Aviation Centre project, which took out a gold award in the health category of the New Zealand Commercial Project Awards last year, New Plymouth’s Street and Cook Construction’s commercial operation has set up a Christchurch division which is now building its own development company’s project, the Latimer Central Apartments on Barbadoes Street.
The Garden City Helicopters Aviation Centre project was Street and Cook’s first foray into Christchurch’s commercial construction space, and Street and Cook general manager John O’Mahony says the team sent down from company headquarters in New Plymouth enjoyed the experience so much they wanted to stay.
“We thought we better find some work for them to do.”
Site foreman Brad Shotter has even built his family home in Kaiapoi, saying Christchurch has a good vibe, a can-do attitude, and absolutely brilliant subcontractors.
John says the Latimer Central Apartments project was bought from developer Rockwell One, which has built similar projects in Christchurch including Latimer Central’s sister property Preston Residences on Worcester Street.
Rockwell One had taken Latimer Central through design by Context Architects to consents, and Street and Cook Construction took the project over, shovels-ready.
“We could see the regeneration of the city unfolding, and there’s a lot happening in that particular area,” John says.
“It is very close to the centre of the city, and close to where the new stadium is likely to be built.”
Street and Cook Construction made some small upgrades to specifications then got to work mid-2018.
John says the product itself is very high quality.
“We’ve got our own craftsmen on the job,” he says.
“We use minimal subcontractors, and we’re making a lot of the joinery in our own joinery shop in New Plymouth. This project is being built with craftsmanship in mind.” Latimer Central includes 34 apartments.

The location and ease of access to the CBD is a major draw card for Latimer Central Apartments.

From a four-apartment gatehouse at the front of the site, a drive through portico leads to the main building, four storeys high and 30 apartments.
Its brick veneered ground-floor level is a nod to the history of the site and a complementary combination to the black and white contemporary forms of the upper levels.
Latimer Central is built with seismic strength structural steel framing on top of a very involved screw pile foundation system, typical of what is going underneath other new Christchurch apartment buildings.
Material selection has been for sustainable products where possible, including natural wood products from renewable wood sources.
Insulation values are high, and John says heating requirements will be less.
The 34 apartments are a range of one and two bedroom homes, and are selling from $439,000.
They offer high-end appliances, spacious open style living areas, generously sized balconies and courtyards, strict acoustic tolerances, and secure entry access.
The challenges so far have been the very confined site.
While the apartments have been cleverly designed to fit the space, including 18 residents’ car parks, traffic management has been necessary during construction for access and materials deliveries.
“It’s nothing we haven’t done before,” John says.
Street and Cook Construction has substantial knowledge in commercial and residential construction, and considerable expertise in over-coming logistical challenges in the safest, most economical, and time efficient way available.
John says winter can always be challenging, and it is hoped the roof will be on before the wet weather sets in this year.
Construction is due for completion before the end of this year.
