Townhouse project packed with style
Solid Build Construction is nearing completion of stage two of the Elliot Mews terraced townhouse development in Papakura.

A project of stylish terraced townhouses in Elliot Mews is nearing completion.
Solid Build Construction is currently working on stage two of the design-and-build project, which offers in stage one a mix of two-, three- and four-bedroom terraced townhouses.
Stage one, which comprised 19 homes, was completed in early 2017.
Stage two brings another 29 homes to the market and is about one third sold already, says Solid Build Construction director Mike Van Luyt.
The project is located on an approximately 7000sqm site in Papakura and has been designed by Studio 37.
Clad in Axon panel and Linea weatherboard, the look is contemporary and stylish.
All come with a garage or off street parking and a landscaped out-door area. The construction is a mix of timber and concrete suspended floors and timber framing.
Mike says the main construction challenge was the depth of piling required – from 3-15 metres.
The majority of the townhouses are set over two storeys with the larger options over three or four storeys so lifting materials up to height was also challenging, he says.
Due to Auckland’s busy construction market procurement of materials required strategic forward planning.
Mike says that Solid Build Construction’s strong relationships with suppliers and contractors was a real asset.
“This is important at the moment with the booming building industry in Auckland as product suppliers are all booked weeks in advance so we can’t afford to miss a date.”
At peak the project has had around 30 people working on site. Mike says his many years of commercial experience stood the project in good stead.

“This project shows that Solid Build Construction can successfully work on multi block projects simultaneously to ensure the best methodology for the project and continuity of work fl ow despite weather or material supply.”
Mike brings over 30 years of building experience and started Solid Build Construction in 2015 with developer Mark Ma and shareholder Alan Lau to undertake Elliot Mews.
Mike has previously held roles with Mainzeal Construction, Hartner Construction, Paxton Group and Construct Management Pacific, which later morphed into CMP Construction Limited.
He says that the various roles he has held the industry over the years have given him a good understanding of all aspects of the building trade from pricing to hands on building.
Solid Build Construction undertakes project management, multi dwelling residential projects and commercial projects. Mike is a member of the New Zealand Institute of Building.
Another significant project completed by the company was the Duo Uno apartment project in Vinegar Lane, Ponsonby.
The luxury apartment complex was completed for client Oakland Apartments Limited.
Uno features two ret ail units on the ground floor and an office on the first floor.
It also includes ten apartments – one on the first floor then three on each floor – giving penthouse style living. Duo offers ten boutique apartments each with its own balcony.
The design of the project took its inspiration from Auckland’s super yacht industry with the architects utilising durable materials including high-gloss lacquered panels and hardwood decking.
Mike says that Solid Build Construction has other terraced house projects in the pipeline.
“No matter what, the project quality is always our main focus as that’s what we’ve established our reputation on so this is always at the forefront of everything that we do.
“We are constantly seeking to develop long term relationships with developers requiring a construction company with a solid and established reputation in the Auckland market.”
