Show villa gets Greytown Orchards underway

Greytown Orchards lifestyle retirement village has just opened a show villa, which has proved “incredibly popular”, says Greytown Orchards director Craig Percy.
Already Stage 1a of the development, comprising 14 villas, has sold out and Stage 1b of 18 villas is nearing sell out status.

The 123sqm show villa offers open plan living, two bedrooms, 1.5 bathrooms and a large single garage.
The design, as with the overall design of the project, pays homage to the Victorian era villas the town is renown for.
The show villa boasts weatherboard cladding, a long run metal roof and covered patios. High 2.7m studs, as are standard on most of the villas, add to the spacious feel. Inside luxury details such as stone benchtops, tiled bathrooms, quality wool carpets and a fireplace bring a modern feel to the home.
Purchasers have the choice of three neutral colour palettes, which provides the perfect backdrop for whatever furniture and furnishings they choose to bring into their villa when they set up home.
Greytown Orchards is a $120 million development on the east side of Greytown in the South Wairarapa.
It is being undertaken by two owner-partners – Craig Percy and TUMU Group _ that have a wealth of knowledge and expertise working in the retirement village field.
Craig has over 20 years of experience in the retirement village and aged care sectors both in New Zealand and in the United Kingdom. The TUMU Group is a family-owned Hawke’s Bay-based group of companies with interests in timber processing, ITM building supplies stores and property-based investments and brings extensive experience in funding, development and capital projects.
Greytown Orchards will eventually include 180 homes and up to 120 care beds on the 13-hectare site as well as its own community facility consisting of lounges, café and restaurant, gym, and indoor pool.
Civil works are being undertaken by Higgins and Holmes Group is completing the building works.
Managing director of Holmes Group Ben Holmes says that the project is a good fit for the skills of his company.
Over the last 60 years the Holmes Group has built a reputation for quality construction including many landmark projects in the Wairarapa and Wellington and North Island.
The company also completed the Greytown Town Hall refurbishment project including the de-cluttering of the building and additions while maintaining the respect of the building’s history.
Ben says that the Holmes Construction team was extremely proud to be awarded this community project, especially as it has been a part of the local Greytown community and its projects for the last 65 years.

The Greytown Orchards development sits on the 100–year-old former site of Murphy’s Orchard, a much loved, family owned and operated stone fruit farm.
Streams trickle through the property and many of the original orchard trees have been retained. The villas are generously spaced throughout the site giving a feeling of spaciousness and privacy.
The proximity of the development to Greytown – 300 metres approximately – means people can walk anywhere they choose.
Villas range from 100sqm two bedroom, one bath duplex villas with garage to 203sqm three bedroom, two bathroom, two living space villas with double garage. Stage 1c is due for release later this year.
WIDER BENEFITS TO DEVELOPMENT
Craig says Greytown Orchards will see Greytown experience a large increase in population creating opportunities for employment in the region. Already substantial construction jobs have been created with 100 permanent jobs on site once fully operational with further jobs created upstream and downstream in the community. With 350 new residents within the retirement village, this also adds to the GDP.
Craig says the region is booming and that property prices have increased post lockdown while prices have remained reasonable at Greytown Orchards.
This means that Greytown Orchards purchasers can benefit from selling their own home, purchasing a villa and having cash to spare. He says this also releases family homes within the wider South Wairarapa Community for first homebuyers to take advantage of.
