Apartment development looking good
Lake View Apartments is one of the the latest projects to be completed by NZ Force Construction.

Alian Chan is a quantity surveyor with Auck-land building company NZ Force Construction.
He’s been in the role 1½ years and says he really enjoys his work, overseeing all the detail of a building contract.
“It’s often challenging to keep a build within agreed budget and time-frames, however I find that challenge a positive part of my work,” says Alian.
The company, situated in Eden Terrace, central Auckland employs 15 people and for the bulk of his time Alian works on building sites.
One large project currently underway is Lake View Apartments, in Killarney Street in Auckland.
When Business North spoke with Alian work completing the landscaping and the facade on the six storey block was well underway.
Car-parking for residents is by way of a two-level basement space while 43 apartments of various sizes extend above, capped off with three pent-house apartments on the top floor
.“The bulk of the apartments from ground floor to level four feature two bedrooms, two bath-rooms, using four different designs while the three penthouses each have their own unique floor plan,” explains Alian.
The construction process was impacted initially by concerns from neighbours regarding the impact on traffic, with a school close by, but once an appropriate traffic management plan was implement-ed the build went smoothly.
Located opposite Killarney Reserve and with 110 hectare Lake Pupuke and its walkways nearby along with shops, café’s and the beach handy Alian says interest has been strong from potential buyers.
“It’s a real landmark building in Takapuna and each apartment has been constructed to very high specifications.”
Lake View Apartments is designed by Formis Limited, based in Parnell, Auckland and the developer is Killarney Apartments Trust, a joint venture between two families.
The apartments are situated in a very strate-gic location, literally just minutes away from the school and the shops.
All the units above L2 have unobstructed views either towards the park/lake, Rangitoto Island, Auckland skyline/city, while the units on ground floor have their own courtyard.
The apartments range in size from 74sqm-115sqm and each one has its own deck looking out over either the lake, Rangitoto Island, Auckland skyline or positioned for maximum sun.
One stand-out feature of the building is the use of an openable aluminium screen and fixed louvre system, providing privacy and visual interest.
Alian says the team from NZ Force Construction has a history of building apartment blocks in Auckland.
“We also undertake school projects and have recently completed Silverdale Primary School Stage 4 and Long Bay Primary School.”
Other projects currently on the company’s books are a bus terminal, golf club and more school.
“We have a team of experienced staff lead by Hylton Wyndham and Geoff Grbin, both with over 20 years experience in well-known and nationally recognised construction companies.”
