Developing the heart of Whangaparoa
New Dreamland Development is building eight duplex town houses and three standalone townhouses in the first stage of the Mariner Rise development.

Auckland based property development and construction specialists New Dreamland Development Ltd has embarked on its latest construction project right in the heart of the Whangaparoa Peninsula.
When McConnell Properties developed precious land in Whangaparoa for an exciting residential community in the centre of the popular township they invited New Dreamland Development to buy over half the available sections in the subdivision.
Known as Mariner Rise, the subdivision has been developed on precious land that had for many years been a reserve park in the middle of the township and owned by the Whangaparoa Council.
“The council wanted to increase the supply of residential subdivisions and new housing in the Whangaparoa area and so sold the land to McConnell Properties,” says Steven Chen, managing director of New Dreamland Development.
“The Council’s intention is to create a high quality residential design that is integrated with the community.”
Located to the west of Link Crescent in Arkles Bay, Mariner Rise is surrounded by key community facilities including cinema, gymnasium, shopping mall, Countdown supermarket and McDonalds restaurant all within convenient walking distance.
Incorporated into the development will be a new landscaped reserve with native planting and a childrens’ playground using natural materials, with future plans by Council for a Community Centre.
Of the sixty high quality duplex and terrace townhouses that will eventually be built in Mariner Rise, New Dreamland Development has bought sections to construct 36 of them over the next 2 – 3 years.
Steven says the first stage consisting of eleven townhouses is now underway and is expected to be completed by the end of the year. “We’re building eight duplex town houses and three standalone townhouses in the first stage,” explains Steven.
“They will range from three to four bedrooms, between 160-190sqm with some having two levels and others three. All of them will have double garaging.”
Affordably priced between $800,000 and $890,000, the properties will all be north facing to attact that morning sun, with some of them having ocean views.
Smartly Clad in brick and cedar, the townhouses all have a consistent look and feel of luxury to them, all enjoying a high quality finish with granite benches, stainless steel appliances and tiled bathrooms.
New Dreamland Development was established by Steven’s father in 2002 as a property development and construction company based in North Shore. A branch was opened in Takanini in 2006.
After completing a double degree in Property and Finance, Steven took over the reins of the business in 2013, developing a strong working relationship with McConnell Property Development over the years and working collaboratively on a number of projects.
Steven says while the physical construction work is sub contracted out to a wide range of trusted construction partners, New Dreamland Development employs a number of project managers and site managers along with administration staff.
“The thing that I love most about property development is taking some bare piece of land and watching a residential community rise from nothing. That gives me a huge amount of satisfaction.”
