The $3 million development in Lyndon Street comprises fi ve two-level units ranging in size from 69sqm to 91sqm.

A new residential development by Michael Stratford Builders offers quality living in the immensely popular Christchurch suburb of Riccarton. The five luxury townhouses currently being built in Lyndon St offer the perfect lifestyle for homeowners, including the semi-retired and retirees, as well as presenting an opportunity for astute investors, Michael says.
His advice from real estate agents is that Ric-carton is the best rental area in Christchurch.Lyndon Street is just four blocks from Riccarton Mall.“It’s close to the central city and to the university. It’s two and-a-half blocks from the mall, so it’s only about a five minute walk,” Michael says.
His company has successfully completed numerous residential projects in Riccarton during the past 30 years. The $3 million development comprises two-level units sized from 69sqm to 91sqm.Each of the townhouse units features three bed-rooms, two upstairs bathrooms and a downstairs toilet, while four have double garages.
Michael is delighted with the design created by Adam Liao of Cronin Design; the use of white Rockcote and navy Linea cladding on the exterior has created a striking contrast of texture, line and colour, further enhanced by black coloured steel roofing. This is further complemented by black aluminium joinery.
Buyers can have full confidence in the quality of the workmanship in the townhouses and in the reputation of Michael Straford Builders. The company won a bronze award in this year’s Canterbury Master Builders House of the Year in the Placemakers $450,000 to $600,000 section.
The 280sqm, four-bedroom home is built on a generous 2000sqm section for access and landscaping. Its lounge has a floor-to-ceiling fire surround and a poured-concrete hearth which houses logs, while alfresco living on a large deck is easily accessible from both the lounge and dining areas. The kitchen features black “subway” tiles and a three metre high raking ceiling.
Clerestories in the ceiling draw in natural light while a trio of pendants add a golden glow above the central island to balance the dominant cool white colour palette of the walls and ceiling. The design of the house is an example of a good collaboration with the client who had a flair for interior design, Michael says

“We put our heads together and came up with a very nice house.”Unfortunately, some people have not seen the same kind of result following a spate of failed builders in Christchurch, Michael warns.
These situations reinforce the need to deal with reputable builders who are members of trade organisations such as Registered Master Builders which provides a guarantee of completion of work and of the quality of workmanship.
“Clients are protected and have a Registered Master Builders contract for labour only or a full contract for building their house.”As a reputable builder with 35 years experience, Michael’s commitment to the trade goes beyond a quality focus.
He has trained 24 apprentices and continues make this investment in the future of the industry. While the starting wages of an apprentice are low, they get on-the-job training while earning and have the ability to make a significant capital gain when they build their first house, he says.
