Undertaken in two stages, the completed project will increase capacity from 45 rooms to 70. New reception, restaurant, kitchen facilities along with a manager’s residence have been included in the project scope.

Stage One of the multi-million dollar expansion of Regal Palms Rotorua Resort has now been completed by Tauranga based Marra Construction, and the company is well on track to complete the second and final stage of the project by the end of 2019.
Located on Rotorua’s famous ‘motel strip’ along Fenton Street, the five star hotel is owned by Chinese based company HY Tourism.
The expansion is a response to significant tourism growth in the area over the last five years.
Undertaken in two stages, the completed project will increase capacity from 45 rooms to 70.
New reception, restaurant, kitchen facilities along with a manager’s residence have been included in project scope.
Invited by HY Tourism to submit a pricing for the superstructure of a new 28-unit hotel block on vacant land next to the existing hotel complex, Marra Construction was successful in contract negotiations, commencing development in August 2018.
Having successfully completed the superstructure project in February, ahead of the scheduled completion date, and gaining the confidence of HY Tourism, Marra Construction was offered the opportunity to quote for the second stage of the project.
Stage two has been broken into two separate work portions; the first focuses on the building envelope, roof and fit-out, along with the site works.
Aidan Marra, project manager for Marra Construction explains that the exterior cladding will be plaster over concrete blocks, with a concrete tile roof ensuring consistency with the existing hotel building.
“We commenced stage two in February. With the roof structure now in place we’re cladding it and installing windows. We’re starting on the installation of services and the fit-out of interior partitions and walls.”
Stage two initially exceeded the client’s project budget but with a value-engineering approach to design Aidan says significant cost reductions were achieved.

A very strong client relationship and a 30 year association between Marra Construction and ADG has ensured the smooth running of the Regal Palms expansion.

“When we get involved early in a project like this project we’re able to provide some value engineering solutions that help bring costs down.
“We work with the design team and the client to help them with the overall budget and offer solutions. So apart from building the hotel, that’s what we have brought to Regal Palms project.”
Included in the construction team is, a project representative from HY Tourism, Tauranga based Architectural Design Group (ADG), structural and civil engineers is Stratum Consultants Ltd, N-Compass as contract construction project managers, along with the client’s quantity surveyors, Crowther & Co Aidan attributes a good fl ow of communication within the project team as a key reason for the project’s success.
A very strong client relationship and a 30 year association between Marra Construction and ADG has ensured the smooth running of the project, particularly during the value engineering phase when tough decisions had to be made to ensure project costs remained within budget without compromising project quality.
“Sometimes it can be hard to convince the architects to change their design to keep things within a budget but ADG has been on-board with our recommendations and it’s been a very smooth process,” says Aidan.
A Mandarin speaking project manager heading the N-Compass team has also ensured a good flow of communication with HY Tourism’s Chinese Project Manager.
“Our own site manager, BJ Ratana, is a very good communicator and runs a very tight ship ensuring everyone knows where they need to be at the right time.”
