Latitude Residences in Tauranga has nearly sold out even though it is not due for completion until July 2019.
Duarne Lankshear, director of Veros Property Services, the company undertaking the development management of the project, says it is the prime location that has made Latitude Residences so popular.
“It’s in a residential precinct close to the city. You are still in the city but get a residential feel,” he says.

The project has been designed by Ignite Architects with interiors by Urban Lounge Interiors. Duarne says that the project, being completed for client Latitude Apartments Limited, has been smooth sailing once construction began.
It was the consenting process that proved the most challenging, as the project is located in an area that the district plan only allows building four storeys in height.
“We had to go through a robust process with council, who were very supportive of the project, to demonstrate how this building would be a great outcome for this site. We offset the height by reducing the building footprint which not only delivers a better outcome for purchasers in terms of views but also protects light and amenity to adjacent sites,” he explains.
The contemporary design features a mix of precast panel, Europanel, steel and glazing. Duarne sees the project as indicative of the new higher density residential phase Tauranga is moving into as the region grows.
He says the project demonstrates how successful outcomes are the result of expertise, a focus on quality and the right development partners. Latitude Residences has attracted a good cross section of purchasers including out of town retirees and locals, young and old.
