Ignite’s design for the new O.K.L.A apartments in Albany utilises a distinctive V-shape. “It’s a distinctive design,” says architect Michael Boyce, “and that’s important because the owners are very proud of their building.
“Splitting the building in this way gave us a central entry point at the base of the V and means that all the apartments have really good access to daylight and the outlook.”
The six-level building offers 117 apartments and includes two boutique ground level retail spaces. Apartments range from one to three bedrooms and some have an additional study space.
All two and three bedroom apartments come with at least one car park. Michael says that the building has been designed with a modern aesthetic.
The main structure reveals a simple and dynamic expression of form, utilising a column and beam system made from concrete and steel. Exterior cladding materials include terracotta tiles and patterned concrete panels.
Quality is at the forefront. A sophisticated lobby features a double height atrium, feature lighting, European porcelain ceramic flooring and walls, plus a sculptural feature wall.
“With the lobby we wanted to create the kind of environment residents will be proud to invite family and friends to.”
This focus on quality extends throughout the development and creating apartments with great views and privacy has been a major focus.
The design process included identifying view shafts and ways to maintain privacy so that owners could enjoy the outlook from living areas, bedrooms and balconies, says Michael.
Ignite’s specialist interiors team has taken care of the décor, offering owners a choice of two material palettes, one more neutral and one incorporating higher contrasts.
Kitchens feature engineered stone bench tops with tiled splash backs running up to under-lit cabinetry above. In the living area materials include natural timber flooring, while bathrooms feature full height porcelain ceramic tiles.
Considered bedroom designs create peaceful environments, with quality glazing that ensures quiet, warmth and natural light. All apartments feature built in wardrobes and some extend to luxury ensuites. The apartments open to balconies with glass balustrades.
The location of O.K.L.A is just three minutes walk from Albany’s Park and ride, which can see commuters arrive at Britomart in just 25 to 35 minutes.
Other local amenities include New Zealand’s largest shopping mall and entertainment precinct – Westfield Albany – North Harbour Stadium, Massey University, plus parks and reserves. The development has been designed to appeal to a diverse range of owners from first-home buyers to professional couples and families.
The project is being undertaken by Luxury Infinity Group which brings past experience in land development and luxury housing.

Construction of O.K.L.A is scheduled to start in the first half of 2019 and expected completion is 2020.
