Big warehouse development on track
Located at Smales Road in East Tamaki the development has been divided into two stages.

Gibson O’Connor Construction is working on a large-scale industrial warehouse and office development at East Tamaki for regular client Synergy Properties. Gibson O’Connor has previously completed similar projects for the client at Lady Ruby Drive and Pavilion Drive.
Gibson O’Connor project manager David Buchanan says the project has progressed well due to Gibson O’Connor’s vast experience in these types of builds.
Located at Smales Road the development has been divided into two stages and Gibson O’Connor will build a road through the centre with access off Smales Road.
Stage one will include a 3500 square metre warehouse and two-level office, five single level warehouse and office buildings.
These will offer approximately 700-950 square metres of warehouse and around 130 square metres of office space. There will also be 5000-6000 square metres of concrete yard space and a 200 square metre café will be located in front of the units.
Stage two will be a 14000-15000 square meter development. David says the buildings have been certified to 125% of the earthquake code and designed to 150% making them incredibly robust.
From a build perspective this has meant larger footings and foundations as well as a stronger structure meaning more concrete and steel than normal was necessary.
Working in winter was a challenge at times due to having to dig larger and deeper than normal in sometimes wet conditions.
David says forward planning of materials and labour has been essential in a tight construction market where the demand within the current market is out weighing the ability to supply.
Gibson O’Connor has two full time site managers dedicated to the project management of the development.

the right advice in terms of construction,” explains David.
Gibson O’Connor employs around 40 staff and most of the work the company completes is in Auckland favouring significant commercial buildings for the public sector along with some private projects for a small number of property developers.
David says that Gibson O’Connor aims to be much more than just a building contractor.
“We understand the construction process from conception to completion and have the ability to add value during all phases of a project. That’s what sets us apart.” David says the Auckland market is still very busy.
At present Gibson O’Connor is completing a number of different projects across Auckland including several warehouse and office developments in Patiki Road, Avondale, Highgate, Orewa and Foundry Road, Silverdale.
Gibson O’Connor has also recently commenced construction of a 32-unit retirement living village in Pakuranga and a five level apartment complex in Papatoetoe.
