Form Building & Developments Ltd (Form) has nearly completed the new JACE project, a Mount Pack & Cool facility in Tauriko, Tauranga.
Form’s senior site manager Karl Smith says the project has been extremely challenging but by thinking outside the square, being flexible and willing to go the extra mile, the project has been delivered in a restricted timeframe enabling the client to continue their business operations. Form is finalising the first two of the proposed four stages.
Stage one comprised six pre-coolers, 10 coolstores, loading office, forklift re-charge room, motor control centre room, plant room, load out canopy and a four truck load-out dock. This stage included approximately 8460sqm of roof area.
Stage two consisted of a bin curing store, bin tip area, eight controlled atmosphere stores, packing line, office space, cafeteria, mezzanine floor for a box making area of approximately 3060sqm and two industrial lifts.
Total roof area of stage two was approximately 6000sqm. External works consisted of an 8500sqm concrete ring road and a 3400qsm hot mix car park.
Karl says the resource consent conditions (restricted work hours) combined with inclement weather placed pressure on the project. “Rain made it diffcult to get deliveries to the site due to the clay/pumice ground,” says Karl.
“Concrete pours were also affected by weather conditions along with having to place the pour, often during peak hour traffic.
“The sheer size of the concrete pours created some obstacles around getting product to site. As concrete is a product that needs to be applied in a timely manner, this was a major challenge. “We pushed hard and really went the extra mile to get the project finished.
“For example, we didn’t delay due to weather unless it really was impossible to pour. We simplyfound other ways to get the job done such as covering work areas with plastic to protect a particular component of the project from the weather.”
Great working relationships with clients, council, design engineers, geotechs and subcontractors alleviated any angst that tends to build up on such a large, complex and rapid build, and this was key to getting the project across the line, he says.
Karl, fellow senior site manager Rob Kemp and project manager Tony Watson placed a big emphasis on keeping a lid on any tensions forming.
“We’ve resolved numerous issues and worked through many complex challenges together and have proved that, even under extreme pressure, we can solve a lot of issues on site calmly, quickly and effectively,” says Karl.

Mount Pack & Cool Ltd is a mid-sized postharvest facility which packs and coolstores quality Class 1 kiwifruit for export and distribution by Zespri International Ltd. It services kiwifruit growers from the Western Bay of Plenty and the wider North Island of New Zealand.
Other projects, which Form has recently completed in Auckland, include several large apartment block and townhouse remediation projects andvarious Ministry of Education projects.

Some of the projects the company is presently working on include a high-profile structural and fitout project in Auckland’s CBD, a couple of large multi-storey remediation projects in the CBD plus a new block and sports facility build for Newmarket Primary School.
