Homely component approach adds up
Each component is 23sqm and comes in layouts consisting of a master bedroom and ensuite unit, kitchen and bathroom unit, kitchen and lounge unit, two bedroom unit and an open plan unit.

Hamilton-based building company, Emerge Homes, has come up with a revolutionary affordable option for home buyers. The company has designed a series of components under the brand Homely, which can be purchased as required and fitted together to form a home.
Company owner Joel Moore confesses to being a bit of a “greenie” and was seeking an affordable alternative for first home buyers.
“Component homes are pre-designed and prefabricated individual components of a home, built into cost-effective – yet stylish – modules. “Depending on your requirements, you can order these components and configure them to different layouts to achieve a beautiful home.
“This means you can start small then as your budget allows add to your home over time saving in mortgage costs,” he says.
Each component is 23sqm and comes in layouts consisting of a master bedroom and ensuite unit, kitchen and bathroom unit, kitchen and lounge unit, two bedroom unit and an open plan unit.
Joel is in the process of building the first home using the components, which will become his family home and a display home.
It will comprise three units arranged in a U-shape with a covered outdoor area in the centre for living space.
This outdoor space will have an insulated air-tight floor and Joel is hoping to design a system so that parts of the roof can be covered as desired to retain heat. People he has already shown the designs to have been keen to build a home using Homely components, he says.
An added bonus of the concept is the huge reduction in waste. While a normal build might fill three or four skips with rubbish, a component home might just result in enough waste to fill a trailer.
This is because Joel has specifically designed the size of each module to fit product sizes and therefore reduce waste.
The components are all built to code and above the requirements for insulation so the home will be efficient to live in. Component homes can be used for homes or granny flats added to an existing site.
It is reflective of Joel’s love of innovation and creative design tailored to customer requirements. A Licensed Building Practitioner, Joel has been building since 2000 and formed Emerge Homes in 2014.
His company builds new homes, from client’s plans or complete design and build projects, and renovations. His architectural designer father, who owns Moore Design, collaborates on projects to deliver the home clients desire.
Joel says he still loves also building big beautiful homes and renovation projects anywhere in the Waikato.
He says that his point of difference is focusing on what is functional and specific to each client, perfectly oriented to their lifestyle and budget. Recent projects completed by Emerge Homes are a large-scale renovation in River Road.
The project involved a full remodel of the interior and exterior. Emerge Homes has also recently finished a 380 square metre new home build in Osborne Road for a home owner and four bedroom, two bathroom home in Kennedy Lane for a property investor.
