Avenue Apartments is a design-led project aiming to deliver open spaces and make good use of light and sun.

Avenue Apartments is the latest successful project delivered by joint venture partners Du Val Group and Downey Construction. Located in Mangere the complex offers 119 one- and two-bedroom apartments set over three storeys in six buildings on an 8500sqm site.
Downey Construction Auckland general manager Cameron Puckey says that due to the company’s experience and sound project management the Avenue Apartments had few unanticipated challenges from a construction perspective.
With depth of experience over design, project management and construction, Downey Construction is known to deliver innovative solutions and the Avenue Apartments is a good example, says Cameron.
“The majority of the projects Downey Construction undertakes are design and build and mostly our own developments. This enables us to deliver buildings of exceptional quality. The site density is balanced, construction aesthetics and function considered and high quality products and attention to detail maintained at all stages of the project.
“With the team at Downey Construction coming from a variety of construction backgrounds, the experience we have available for our projects gives us the ability to develop and produce outstanding assets,” he says.
The Avenue Apartments has been constructed from structural timber frame clad in Integra light-weight concrete cladding, a large amount of glazing, Innerwood and Linea weatherboard to deliver a stylish product.
The main entry stairways to each block were re-designed during the project to open up the area to more natural light and to become more of an architectural feature, he says.
Du Val Group marketing manager Troy Rashid says that this is a good example of the fact that Avenue Apartments was a design-led project aiming to deliver open spaces and make good use of light and sun.
Designed by Archimedia Group, the apartments each have a private outdoor living space by way of a balcony or courtyard and residents also have access to multiple communal outdoor entertainment spaces. Each apartment includes an onsite carpark and residents have the benefit of an onsite building and facilities manager.

In addition, the complex is secured with electric gates for both vehicle and pedestrian access and CCTV cameras strategically located around the site to add to security.The affordable price point has attracted many first home buyers who are able to purchase an Avenue Apartment with a 5% deposit and the remainder upon on settlement.
Troy says it has been gratifying to see many owner-occupiers purchase in the development. Du Val Group has ensured low body corporate fees by keeping facilities streamlined and simple and believes this furthers the attraction for first home buyers and investors alike, he says.The gated community is one of the first of its kind on the prime commuter belt of Mangere and is located close to the proposed light rail network.
A 10-minute drive from Auckland Airport and the busy industrial employment hub of Otahuhu, the site places residents close to two of the areas significant employment hubs.
Troy says that these employment hubs contribute to the growth taking place in South Auckland, and with proximity to multiple transport links, Du Val Group sees an abundance of housing and investment earmarked for the area.The project is just the latest in a series of successful joint ventures between Du Val Group and Downey Construction.
Other projects completed in South Auckland include 72 apartments in McKenzie Road, Mangere Bridge, 54 apartments in St George Street, Papatoetoe, 99 apartments in May Road, Mangere East, 54 apartments in Central Avenue, Papatoetoe and a 17 storey 151 apartment complex in Manukau called Lakewood Plaza.
Troy says the partnership between Du Val Group and the Downey Construction has proved synergistically beneficially resulting in great outcomes.
The Du Val Group was established by the Clarke family and is now Auckland’s second largest suburban apartment developer. Alongside property development and investment, Du Val Group is also committed to providing property focused financial advice and education through the company’s financial services division Du Val Advice.
The Group also includes the Du Val Foundation, established by the Clarke family to support under-privileged children in the South Auckland area and to address mental health issues in New Zealand’s construction industry.
The Du Val Group and Downey Construction also have other projects in the pipeline including an estimated 280 apartment project called Mountain Vista Estate in Mangere Bridge.
