Magnifi cent home makes a statement
Designed by leading Christchurch architectural practice, Trengrove Architects, the two-storey home refl ects the magnifi cence of its predecessor, capturing the essence and features of the old English manor style while incorporating modern materials and efficiencies.

When the Christchurch earthquakes struck, one of the city’s grand old manors in the middle of Fendalton was split in two and irreparably lost. The grandeur of the property included a large swimming pool, extensive gardens and a tennis court.
With an owner passionate about building a new residence on the same site in Clifford Avenue, a shortlist of builders with proven experience and capability in intricate high-end architectural construction was drawn up and signed off by both architect and owner.
Awarded to Christchurch based C2 Builders, the project scope included extensive repairs and resurfacing of the tennis court, removal and replacement of the swimming pool and the demolition of the residence, large patios and construction of the replacement house.
Sam Cook, who owns and operates C2 Builders with his brother Tom, says demolition work commenced in October 2017 with the main construction work starting early 2018.
Designed by Christchurch architectural practice, Trengrove Architects, at 536sqm the new two-storey home reflects the magnificence of its predecessor, capturing the essence and features of the old English manor style while incorporating modern materials and efficiencies.
“One of the features of the original home was the slate roofs and we’ve sourced and imported slate to replicate this,” explains Sam. “The timber windows and doors are locally crafted and beautifully made.
“The new home has a central radiator heating system throughout using a diesel burner and there’s a full home automation system going in.”
A combination of plaster rendered Hebel and slate has been used for the exterior cladding, which has been highlighted by intricate plaster detailing, copper spouting and hand hammer down pipes.
Equally grand inside, the house consists of five large bedrooms, all with expansive views of the gardens or the stream, while the master bedroom enjoys its own large en-suite replete with every possible fixture.
A grand entrance leads to the main and secondary living spaces, a kitchen and scullery – capable of storing the owner’s extensive wine collection— dining area, study and office area, mud room, laundry and games room over the garage kitchen.
Reflecting on the project’s challenges, Sam says, “we’re talking about a very high quality build with an exceptionally high level of detail and finish.
The process had to be well thought out and managed so that nothing looks out of place in the finished home.

“Weather and ground conditions haven’t’ been favourable and the sheer size and complexity of the roof structure created a few challenges.”
Sam says one of the keys to success when undertaking a project such as this is maintaining close and frequent contact with the client and architect throughout the project.
Coming up to 20 years experience crafting beautiful homes, Sam says that he and his brother established their own building company specifically to create homes that would stand the test of time and enjoyed by future generations.
The brothers’ training was focused on building very high-end architectural homes and that is where their passion lies.
“We also have fantastic staff that have been with us for a long time and have a great eye for detail. Their workmanship and handcrafting of the house’s roof structure has been superb.”
Crediting good time management, meticulous planning and dealing with issues as they arise for C2 Builders ability to achieve a high quality work, Sam says that he and his brother strike a good balance.
“Tom is the perfectionist—managing the teams and running the building sites.
“I work closely with the clients to ensure we deliver their vision of their new home— that is the biggest thing for us.”
