New business park meets urgent need

“It is an exciting project. We are meeting a real demand for this kind of product. There are not a lot of new industrial developments happening in Auckland because of the scarcity of land.

“The industrial market has had very low vacancy rates, sitting around 2.5% in Auckland at the moment. So these kinds of industrial units are ideal for owner-occupiers. Their repayments to the banks are probably less than any lease that they would pay.”

Colin says that when he purchased the land for development it included an old two storey office block and three quite reasonable sized warehouses that had been built in the last 10 – 15 years.

“We have refurbished the warehouses and they are staying as part of the Business Park<’ says Colin. “The old brick office block will be demolished as part of the third and final stage, making way for the last 10 industrial units.”

Designed by award winning Auckland fi rm, Avery Team Architects, the industrial units are being built by respected builders Robert Cunningham Construction Ltd.

“Cunningham Construction is well known in the industry for quality workmanship and building to schedule,” says Colin. “They have just completed a very similar development in East Tamaki and did a very good job of that.”

Constructed to high quality specifications, the industrial units will be low maintenance, high stud warehouses with modern amenities, constructed out of good quality materials.

“They will all have a mezzanine floor, concrete tilt slab walls and long run colour steel roofing,” says Colin. “Most of the units will have a large storage capacity with a small office component.”

Priced from $737,000, Colin says that given the perfect proximity and location and the short supply of good quality industrial space available, the units in the Wiri Business Park represent very good value for money. ‘Be in quick—as several have already sold,” recommends Colin.
