New business park meets urgent need
Location, location, location – WSBP Ltd’s development of Wiri Station Business Park just 4 minutes minutes from Manukau City could not be a more perfect location for desperately needed industrial storage and workshop premises.
Once part of Manukau City, Wiri is a large and mostly industrial centre that has become increasingly popular since the opening of State Highway 20 completing the ring loop of the motorways and access to the Waterview tunnel.
Located at 114 Wiri Station Road, the Wiri Station Business Park is approximately 650 metres to the South Western Motorway Interchange and 1.9kms to the Southern Motorway Interchange.
The location provides easy access to the Manukau CBD, the Wiri Inland Container Terminal and the Auckland International Airport.
The Waterview tunnel connection and the Western Ring Route provides a 48km route linking Wiri to Penrose, the city, Auckland West and through to the North Shore. It also provides an alternate route north to State Highway 1.
The property’s close proximity to Auckland’s motorway network is ideal as an industrial park, providing more options to people and freight moving around and through Auckland.
Sited on a 1.6 hectare site, Wiri Station Business Park will eventually be comprised of 30 industrial units of varying sizes, in a fully secure gated complex.
Property Developer and WSBP Ltd Managing Director Colin Spence says Stage One consisting of 11 units, all with appealing frontages and substantial glazing, is currently under way with an expected completion date of December 2018.
He says larger units of 360sqm will suit occupiers requiring more office content and extra car parks.
A further four units of 206sqm and three unitsof 261qsm will complete the offering available for Stage One of the development, suiting tradesmen, small businesses and storage.
“It is an exciting project. We are meeting a real demand for this kind of product. There are not a lot of new industrial developments happening in Auckland because of the scarcity of land.
“The industrial market has had very low vacancy rates, sitting around 2.5% in Auckland at the moment. So these kinds of industrial units are ideal for owner-occupiers. Their repayments to the banks are probably less than any lease that they would pay.”
Colin says that when he purchased the land for development it included an old two storey office block and three quite reasonable sized warehouses that had been built in the last 10 – 15 years.
“We have refurbished the warehouses and they are staying as part of the Business Park<’ says Colin. “The old brick office block will be demolished as part of the third and final stage, making way for the last 10 industrial units.”
Designed by award winning Auckland fi rm, Avery Team Architects, the industrial units are being built by respected builders Robert Cunningham Construction Ltd.
“Cunningham Construction is well known in the industry for quality workmanship and building to schedule,” says Colin. “They have just completed a very similar development in East Tamaki and did a very good job of that.”
Constructed to high quality specifications, the industrial units will be low maintenance, high stud warehouses with modern amenities, constructed out of good quality materials.
“They will all have a mezzanine floor, concrete tilt slab walls and long run colour steel roofing,” says Colin. “Most of the units will have a large storage capacity with a small office component.”
Priced from $737,000, Colin says that given the perfect proximity and location and the short supply of good quality industrial space available, the units in the Wiri Business Park represent very good value for money. ‘Be in quick—as several have already sold,” recommends Colin.
