Sensation Developments is due to open a new show home and has just finished its first build in the latest stage of Millwater, Arran Point.

The company has built a strong reputation for completing high quality homes at Millwater and has a strong following from clients, says Sensation Developments sales and marketing manager Janine Robinson. Some clients have undertaken more than one build with the company.

The new show home, due to open in DecemberJanuary, has a north-facing position with views of Orewa estuary and out to the sea. Being located next to a reserve, it occupies a unique position in the subdivision, says Janine.

The show home, comprising four bedrooms spread over two storeys, will demonstrate what Sensation Developments is offering in Arran Point, she says.

“We have five sections we are working on at the moment and each will be offered as completed homes, with each home specifically designed for each site. We have carefully designed things so that homes won’t encroach on each other’s views,” explains Janine.

The first of the spec homes is already completed and Janine says it is generating a lot of interest due to the stunning unexpected views encountered when people enter.

The architecturally designed split-level home is spread over 220sqm and offers four bedrooms.

It is north-facing and has views to Orewa and towards Kawau Island. High ceilings – up to five metres in the entry – and smart design set this home apart, says Janine.

Clad in brick and pine weatherboard, it may look unassuming from the street, but the views are to die for, she says.

Sensation Developments opened its first display home in Millwater in 2009 after Millwater developers WFH invited the company into the subdivision.

The company had been working with WFH for more than 15 years previously in its Dannemora and Mission Heights subdivisions in Auckland, meaning that it has developed a strong working relationship.

Sensation Developments is now one of the largest residential building suppliers in the Millwater area and homes that the company has built can be seen all over the Millwater development.

Janine says that by focusing on working in one subdivision, Sensation Developments can maintain build times and quality control on all its projects.

Sensation Developments is unique in that it specialises in turnkey residential housing to service the needs of clients requiring a complete package home.

Janine says that one distinct advantage of a home that is essentially ready to move into is that this removes the hassle of extended build times
or renting and furniture storage costs as the new home is getting built.

“By the time our packages are advertised they are ready to start construction or are already under construction with average build times between 14 and 20 weeks, depending on designs,” she says.

“This means that there is no need for customers to wait around for plans to be drawn or submitted to council and really speeds up the build process. In fact, many times our spec homes are sold before they even hit the market.”

All homes are custom designed to suit the particular site by the Sensation Developments design and draughting team.

“The custom drawing and detailing of each home ensures the best potential use of the section for sun, use of living spaces and flow to outdoor entertaining areas, making for better environmental and living spaces.

The build of each of our homes is personally overseen by us with assistance from our design team and trade staff.

Construction is carried out under the management of a Licensed Building Practitioner and each home comes with a 10 Year Master Build Guarantee.”

Sensation Developments will be offering continuous spec homes in Millwater at Arran Point over the coming year, with a new product destined for the market every couple of months.

The company will also work in WFH’s next subdivision, Milldale, due to hit the market in 2018.

Stage one of the 3500-home development has already begun beside State Highway 1, just south of the Wainui interchange on Sidwell Road.
