Prefabricated homes help fill demand in Northland
JB Cabins and Homes has just completed an offi ce block at timber products manufacturer and supplier Hermpac’s new processing facility in Ruakaka.

JB Cabins and Homes is growing with Northland and is perfectly placed to fulfil the new housing requirements of a population increasing due to the halo effect of Auckland’s unaffordable housing.

JB Cabins and Homes builds prefabricated homes and buildings in its Ruakaka yard, passing the savings gained from this cost-effective production method straight on to its valued customers.

Demand is high in Northland for affordable homes, and population growth has seen JB Cabins and Homes have a recent run of 100sqm homes. From 10sqm cabins to 160sqm houses, JB Cabins and Homes can do it all and more.

JB Cabins and Homes is also a frame and truss manufacturer, and the only Pryda licensed fabricator in Northland. Company managing director Jason Bennett has 30 years of industry experience and has been operating in Ruakaka for two and a half years.

He started JB Cabins and Homes with just himself on staff and has since been able to grow his business to a team of 18, with a new position, general manager, filled most recently.Jason says customers come to JB Cabins and Homes because they like the product, and it’s very competitively priced.

“Our niche market of affordable homes and our cost effective production system go hand in hand with a growing region like Northland,” he says. “All of our prefabs are built in compliance with the New Zealand Building Code, by experienced and licensed tradespeople, with BRANZ certifi ed materials.”

JB Cabins and Homes has recently been involved in a commercial project, providing one of its larger 160sqm buildings to be used as an office block at specialty timber products manufacturer and supplier Hermpac’s new processing facility in Ruakaka.

While JB Cabins and Homes can normally produce the same sized home to a standard design in about six weeks, this project’s timeline was pushed out to three months due to the use of some special materials provided for the project by Hermpac. “This one was quite special with a lot of extra work,” Jason says.

“Instead of our usual Colorsteel cladding, we used Hermpac’s own cedar cladding system. Nailing on 120mm planks one at a time takes a lot more work than screwing on 760mm sheets of iron, but we have a team of builders who are experienced in working with cedar and they were quite happy to be working with it again.”

Future customers of JB Cabins and Homes will be offered Hermpac’s cedar cladding as one of several different cladding options.

Hermpac also provided the hardwood decking and all of the fixtures for the project. JB Cabins and Homes completed the office block’s deck, verandah roof, and disabled access ramp once the building was transported from its yard to the Hermpac site.

Buildings of this size can often be split in two for ease of shifting, but since the Hermpac site is only a couple of kilometres from the JB Cabins and Homes yard, and the road is clear, the 8.4m by 19.2m building was transported in a single move.
