Da-Silva Builders has focused on building spec houses in the Hamilton region and company owner Leon Da-Silva says there is plenty of demand for the high quality property packages the company puts together for purchasers.

Leon says the company aims to deliver a high quality product rather than squeezing every last cent out of the development, something that has proven to work well for its previous developments.
“We think about what we would want if it was our house or if we were living there,” he explains.
“We try to find the balance between what works aesthetically, practically and economically.” A development the company recently completed in Hamilton is a case in point.
Aimed at investors the development was offered in five titles, each title comprising four furnished studio units with shared kitchen, living and laundry area.
Leon says the rooms were each a generous 20 square metres to cater to the market of someone who wanted to live alone yet didn’t want the expense of renting a whole house.
The development included two car parks per title and was located close to the city and hospital.
Small details, such as stone cladding on the corners of the buildings, made it stand out. All the units quickly sold to investors and provide a good return on investment, says Leon.
“This development met the market’s needs,” he says. “The rental market is changing – lots of people now don’t want to rent a whole house or mow lawns or do gardening.
“They want smaller easier to live in homes that don’t take up a lot of time to maintain or look after.”

Leon is an award winning Master Builder, Licensed Building Practitioner and trade qualified carpenter with nearly two decades of building experience that spans every aspect from commercial to residential.
He completed his apprenticeship under a 58 year old master craftsman who passed on his experience through every lesson, which Leon says has stood him in good stead and given him a focus on producing very high quality products.
Each project includes a dedicated project manager ensuring quality control checks are performed at every stage of the build process.
Currently for sale are seven duplexes offering a total of 14 units in Springside Court, Rototuna.
Leon says the units provide a very affordable entry level into the popular area. Each unit is 138 square metres and offers three bedrooms, two bathrooms, one garage and one off street car park.
Da-Silva Builders also has units for sale in Old Farm Road, Hillcrest, which will be completed by October.
The 110sqm units offer three bedrooms, two bathrooms and a single garage. Another development is a series of units at 192 Killarney Road, Frankton.
These are affordable 100sqm entry-level units comprising two bedrooms, two bathrooms and a garage.
Leon says the Hamilton market is steady but particularly active in the $400-600,000 bracket and that the company has some other interesting projects in the pipeline. “Watch this space.”
