Queenstown Lakes’ Custom Homes is turning over-budget architectural designs into dream home solutions, driven by company director Greg McLeod’s ability to match his clients’ wants and needs to their budgets.
Greg has been building for 24 years, advancing his career over the years from qualiﬁ ed carpenter to quantity surveying, design, project and business management.
He moved his Southland-based company to Central Otago three years ago, following the demand for his services. “There was quite a demand for what we do here in Queenstown Lakes,” he says.
“The difference with me is I have clients who have had a home designed for them that is well out of their price range so they come and see me to get their project back on the right track.”
Greg started this service while he was back in Southland. He was pricing many architecturally designed projects which didn’t end up happening.
“I called my clients and found out their architects had designed their home way outside of their budgets,” he says.
“They didn’t have any input from me at the very start, but if they had I could have helped bring their design in line with their budget because I am aware of all of the costings involved. I personally think it is a good idea to have the person involved who is building your house along with the architect right from the start to save this type of thing from occurring.”
These clients still wanted their house built, and engaged Greg to help decrease the cost of their project. “They 100% still end up with the home they wanted,” he says.
“We start with a design brief and outline their needs and wants. We only have involvement with our clients and their projects right from the very start.
With my knowledge of the construction industry, I can tell my clients straight away how much it’s going to cost to add another bedroom, or to use high-end ﬂ oor coverings. They may have to sacriﬁ ce some of their wants, but there’s no point designing a home they can’t afford.”
Custom Homes specialisation in designing and building homes to suit clients’ requirements and budgets saves clients from wasting their time and thousands of dollars on designs they can’t afford.
Greg says he can answer any question about the building trade without hesitation, and without having to go away and do any research.
Custom Homes is a small business of ﬁ ve staff, with Greg designing or modifying existing plans, and project managing the builds of homes customised to suit clients’ requirements, budgets, and sections. Clients only deal with Greg from concept to completion, eliminating any potential miscommunication with tradesmen.
Greg has established great relationships with subcontractors and suppliers, all of which he has selected due to their expertise and high quality.
He offers ﬁ xed-price contracts which outline everything included, so there are no hidden costs, and an online project management system so clients can keep in touch and well informed during the entire construction process of their new home. Custom Homes is now building more than 20 homes each year.
It currently has builds underway in Hanley Farm, Shotover Country, Bridesdale Fam, Bob’s Cove, Glenorchy, Arrowtown, Lakeside Estate and Jacks Point to name a few.
