Owner Shahn Bragg has proven the worth of this ethos in a new house build which had its roots in much smaller jobs for the client. “A few years ago I relined a small bedroom in tiny house they had and then renovated a bathroom for them,” Shahn says.
Eventually the client had the funds to build a new house; with Bragg Building’s track record well and truly established, the company was the obvious choice to undertake the project in Invercargill’s satellite bush suburb of Otatara. “If you give every job your all and do the right job every time it will pay off.”
After receiving some costing guidelines for their 230m square metre family house, the client commissioned an initial design incorporating some ideas Shahn and his wife Lorenna used in their own recently completed house.
Some considerations important to the client were higher than building code insulation values, heat pump powered underfloor heating, a fire sprinkler system and good indoor/outdoor flow.
Installing a fire protection system is a first for Bragg Building. “It’s very uncommon in a residential house.”
The exterior features a rendered StoPoren Hebel facade system. The Bragg’s house will double as a show home (by appointment) to showcase the high quality work the company is becoming known for.
Shahn’s wife Lorenna Bragg says they were wanting a house with a contemporary design and plenty of space for their five member family, with a seamless flow onto the outdoor deck areas which are at the same floor level as the house.
With four bedrooms and office, the 300sqm house is generously proportioned. It’s living area features an apex ceiling which creates a sense of space and light.
Negative detailing in the kitchen, such as on cupboard and drawer handles, complements the neutral tones chosen throughout; the effect is minimalistic without looking overly clinical.
To achieve an uncluttered look, plenty of storage was needed in the kitchen, designed by Quality Kitchens, which includes a large island unit with a Caeserstone quartz finish bench top.
“We’ve gone for quite a large oven, but we also have a large dishwasher and fridge with high efficiency ratings.”

Bragg Building & Design became the Southland Wide Span Sheds agent a year ago after being approached by the company when the Bragg’s were looking for a shed for their property.
Consequently they now have a 200m2 shed which is also available for viewing. One bay of the shed is fully lined and includes a shower and toilet to demonstrate their ability to be built for multiple purposes.
