Village expansion enters final phase
Working to its company tagline of Define, Design, Deliver, healthcare and retirement lifestyle project development manager HPA Group is now working on the final stage of McKenzie Lifestyle Village at Geraldine, with the construction of a further 26 homes and an expansion of the hospital facility.
HPA Group has provided planning, architectural, engineering, and construction services to the healthcare and retirement lifestyle sector for the past 25 years.
Since 2005, HPA Group has also been involved in feasibility studies, funding arrangements, and management of operations, sales, and marketing.
“With ownership interests in some of our village developments, we have a distinct advantage over independent consultants,” says HPA director Terry Coombs.
“We know the challenges and drivers that must be managed and respected for our clients to achieve their goals.”
HPA Group guides its clients through the complete development process starting with site identification and analysis, through the resource consent process, to construction.
“This means strategic planning, financial feasibility, design, and construction management services are all integrated,” Terry says.
A team of project managers, designers, estimators, and financial analysts are based in HPA’s head office in Auckland, and project managers, architects, and commercial advisors make regular visits to HPA projects throughout New Zealand, ensuring the expertise on board is always focused toward success.
With design, project management, and construction management all completed in house, HPA clients save time and money on layers of independent consultants.
In residential lifestyle developments, HPA often takes the project from bare land through to a fully operational people-based business.
“Through our experience, we have come to learn the key ingredients for a successful village,” Terry says. “Common features in our facilities include indoor pools, hair salons, communal or commercial kitchens, resident bars and lounges, crafts rooms, and libraries. We strive to create environments which encourage village sales and promote a sense of community.”
Prior to starting HPA Group 20 years ago, Terry had previously worked all over the world in project development, with a heavy involvement in healthcare.
“I’ve always enjoyed working in the healthcare sector, in particular overcoming the challenges we face in healthcare development,” he says.
“There are commercial constraints to designing and building healthcare facilities that fit within a tight budget. It’s not a highly funded industry, and we must always design within a tight budget.”
HPA Group’s construction arm Lifecare Construction is now six years into the development of McKenzie Lifestyle Village at Geraldine.
McKenzie Lifestyle Village residents have a living environment providing the best possible lifestyle for people of maturing years.
Equal parts freedom and security, McKenzie Lifestyle Village residents occupy their own modern and energy efficient homes, while village management takes care of the external maintenance of buildings and grounds.
The village community feel is fostered by management, and communal entertainment and events are provided, as are shopping trips and outings in the McKenzie Lifestyle Village mini-bus.
Help is discreetly on hand for residents who need it, and in the event that it is required in the future, preferential access is offered to the adjoining McKenzie Healthcare rest home, hospital, and dementia facility.
This current stage of construction will see the village complete with 118 architecturally designed homes, and a community facility which includes a heated indoor swimming pool and spa, indoor and lawn bowling greens, pool table, petanque and croquet, barbecue, workshop, and allotments.
McKenzie Lifestyle Village’s adjoining hospital will be expanded and updated, with a new bedroom wing, lounge and kitchen.
“The challenge for us is to allow McKenzie Lifestyle Village to retain full operations while we go through this reconstruction,” Terry says.
“Staff and residents need their facilities to be maintained. It’s not so difficult for us; that’s our speciality.”
