Sudima project a major boost for city
Christchurch’s first new build mixed-use development and its first new build five-star hotel since the rebuild began is now under construction on a prominent central city site, signaling a major investment in the city’s commercial future and tourist infrastructure.
Kilmour Properties is developing Sudima Christchurch Victoria, a $36 million hotel, office, and retail development on the corner of Salisbury, Montreal, and Victoria Streets, a 2336sqm property in two buildings comprising an 86 room five star hotel for Sudima, and 700sqm of retail space with offices, restaurants, a day spa, and a café.
Kilmour Properties development director Neil Barr says he identified the site as being a great one for a mixed use development, with the type of exposure that lends itself to that type of development.
“It’s in a really prominent part of Victoria Street and you can see it from whichever way you come from,” he says.
“This development is unique being a mixed-use investment with commercial, retail, entertainment, and a residential style hotel. Its high profile location will consolidate the fast developing Victoria quarter, and is a vote of confidence in the redevelopment of Christchurch.”
Sudima Hotels and Resorts CEO Sudesh Jhunjhnuwala says the development of a new five star hotel shows the growth of the tourism sector in the Canterbury region and the demand for hotel accommodation.
“This is a flagship project for us in the Canterbury area,” he says. “The hotel offers self-serviced apartments to cater for both long- and short-term guests.”
Kilmour Properties engaged Ignite Architects to deliver a design which would create demand from high quality tenants, and entice businesses that had moved to the suburbs after the earthquakes.
The mixed-use development consists of two buildings which are linked by a glazed atrium covered walkway, creating an all-weather environment for cafes and retail outlets, as well as an impressive impact to appeal to passers-by.
With significant exposure to passing road and foot traffic, Knight Frank House contains three levels of office space, one level of retail space, and nine car parks.
The second building is the four level, five star hotel operated by Sudima, with retail space, hotel reception, and 13 car parks on the ground floor.
Sudima Christchurch Victoria has been designed as a vibrant and iconic structure to complement the city’s future, and will be built to the equivalent of a four-star green building.
From its prominent position on a major intersection, the development interfaces with the streetscape via a curving sculptural wall, constructed using a faceted, flush-structural glazed curtainwall system suite.
At night, the feature becomes a type of lantern, helping to reestablish a prominent visual marker on the northern approach to the CBD.
Both buildings are constructed of lightweight steel and pre-cast concrete, with contrasting facade treatments which are designed to complement each other. The development is scheduled for completion in November, 2018.
