Challenging build brings satisfaction

Havelock North building firm IJM Construction has made a conspicuous start to its turnkey project offering with the build of a bold residential design, outstanding on a hill on Middle Road.

The industrial-style single-level monopitch roof home, designed by Napier’s Tony Butcher Architectural Design, gave IJM Construction managing director Israel McNabb plenty to manage and a lot to be proud of on one of his first full contracts.

He says the Colorsteel cladding and the overheight stacker slider doors from the commercial suite emphasise the home’s industrial feel.

The cladding was installed by the roofer, but unlike a roof, required a lot of hands-on coordination from Israel. “As did the box channels around the joinery,” he says.

“We installed the windows before the cladding went on, then pulled them back for the flashing to be installed, then put the windows back in.

“A really nice, industrial, box section look has been created by ensuring those box sections lined up perfectly with the joinery itself, forming negative detail on both sides.”

A bigger challenge on the project was the steep driveway. The section is cut into a hill side, and initially power had to be connected from the bottom of the section to the top, where the home was being built.

“A digger had to cut through the driveway as the most direct route for the mains cable. We experienced a lot of rain at the start of the project, throughout the project in fact, and the driveway was always a point of contention.

“We had it relevelled and re-metalled several times throughout the 10-month build, and at times, only a 4WD could get up it.” The home has been built in such a way that allows for it to be added onto in a few years’ time.

The owner has plans for a new master bedroom, en suite, and walk in robe down one side of the home, where an internal wall will be changed to the master suite door.

Israel has been building for nearly 15 years and has owned IJM Construction for five. The company is now starting to change from mostly renovation work to more new builds and full contracts.

Current projects include a refurbishment of a two storey – frame house which has been stripped back and left with some walls and a subfloor, the build of Israel’s own home, and two sections away from that, a spec home which has already been sold off the plans.

“We focus on design and give people something that’s different from the common spec home,” Israel says.

“We’ve developed a well thought out floorplan with a few nice details, no wasted space, and nice, sizable rooms. “We’re making an attic in the garage to provide storage space and keep clutter out of the living spaces.”
